About the home

This is a delightful double-storey family home in Smiths Beach just a comfortable walk from the beach and a short drive from the supermarkets, restaurants & cafés of Cowes and San Remo. Some of the many features of this lovely home are detailed below:

Indoor Areas

Downstairs the home features a separate family room (with TV, DVD player & 2nd fridge) with access through the carport,
Bedroom 3, and a bathroom (with shower, toilet & washing machine). Upstairs is the open plan Kitchen/Dining/Living area (with smart TV, DVD player & DVD library) leading onto the balcony, Bedrooms 1 & 2 (each with BIR), a bathroom (with shower & hip bath) and a separate toilet.

Outdoor Areas

Outdoor living is catered for as well, with a large wrap-around balcony upstairs, featuring a covered area (with gas BBQ, table & seating for 6 people plus additional seating for an additional 6 people). Downstairs there is a deck (with table and chairs for 6 people), as well as an enclosed yard - perfect for children and pets alike. There is a firepit (no wood provided) and parking space for two vehicles (cars and/or a boat) in the carport (height approx 2.7m) plus additional parking available in the street.

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso compatible pod coffee machine, toaster, kettle, etc. plus a double sink, fridge, dishwasher, electric oven and cook top. There is also a second full sized fridge in the downstairs Family Room.

Heating/Cooling Systems

There is a wall mounted reverse cycle airconditioner in the upstairs Living room, a ceiling fan in

Bedroom 1, and 2 ceiling fans in the Dining/Living Room, plus five additional stand-alone heaters and two fans which can be used where required.

Bedding Configuration

This home has 4 beds, and 1 sofa bed, accommodating up to 9 guests:

Bedroom 1 (Upstairs): One Queen bed

Bedroom 2 (Upstairs): One Tri-bunk

Bedroom 3 (Downstairs): One Queen bed

Please note: The Tri-bunk has a double bed base with a single bed above it.

There is a double sofa bed in the downstairs Family room, suitable for 2 adults or children.

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
