Property Manager's Cancellation Policy

  • If the need arises to cancel or vary a Booking, please contact the property manager immediately.
  • In the case of a cancellation by the Guest, money paid will not be refundable unless the house is re-let at the same rate for the entire period.
  • Should a refund be applicable, it will be made by the payment method used by the Guests at the time of Booking.
  • A variation of the Booking which reduces the number of nights stay will be treated as a cancellation of the Booking in respect of those nights.
  • A variation of the Booking which reduces the number of Guests will be treated as a cancellation of the Booking in respect of those Guests.
  • An administration fee will be charged for any variation or cancellation.
  • Where there is a minimum night’s stay policy of two or more nights, no refund will be made for a variation to the extent that it breaches the minimum night’s stay policy.
  • Management will make every effort to ensure the Property is available as booked. However, Management reserves the right to make alterations to Bookings where necessary.

About This Property

Awesome 4-bedroom pet friendly holiday accommodation in SMITHS BEACH VIC. This property only accommodates outdoor pets. Air conditioning will keep you cool while your dog will enjoy the fully fenced yard. This property can accommodate up to 11 people with 4 rooms and 8 beds at your disposal. Why not enjoy a BBQ or a walk along the beach. If it happens to get a bit cool during your holiday, not a problem, just get the fire going. This property has a fireplace or slow combustion heater. All this and more will make your holiday perfect and your pet will enjoy it too!

This home is fully setup to accommodate families with small children, and with some of Victoria's best surf beaches within a few minutes walk, it's a great spot for teens as well.

The home is an extremely well setup new holiday accommodation that will have particular appeal to families with small children and surf-loving teenagers, and one that you'll be eager to return to year after year! Some of the many features of this lovely home are detailed below:

Indoor Areas

The Master bedroom features a walk through robe and en-suite with double basin.

The other three bedrooms share the main bathroom (with a bath and a separate toilet).

The front living room has a gas log fireplace and wall mounted TV.

The rear of the house is a stunning open plan kitchen (with butlers pantry)and a 900mm oven - great for entertaining, dining room and main living room (with another TV & a split system A/C) and stacker doors leading out to the fully covered alfresco area.

Also leading off the dining room is the laundry.

Outdoor Areas

Outdoor living is catered for as well, with a generous Alfresco off the main living area.

This fully sheltered space offers a pleasant outdoor experience, and is equipped with a large gas BBQ, an extra bar fridge and a quality outdoor setting.

Also featured in the fully fenced backyard is a private outdoor hot/cold shower to rinse off the salt and the sand.

Outside pets are welcome.

Kitchen

The fully appointed kitchen is equipped with standard cooking utensils, crockery, cutlery, microwave, toaster, kettle, etc. plus a double sink, walk in butlers pantry, large fridge, dishwasher, 900mm electric oven and 5-burner gas cook top and and the basic condiments, cleaning products etc. you would expect to find in a home away from home.

Heating/Cooling Systems

The entire home has zoned ducted heating and cooling with the thoughtful additions of a gas log fireplace in the second living room and a reverse cycle air conditioner in the main living room.

Bedroom Configuration

 Bedroom 1: One King bed

Bedroom 2: One Queen bed

Bedroom 3: One Tri-bunk bed

Bedroom 4: One set of single bunks and one single trundle bed

There is also a fold out single size sofa bed (stored in Bedroom 4) for guests to use.

Linen

A standard booking comes with doonas with covers, pillows without covers, tea towels, hand towels and bath mats. Guests can bring their own sheets (flat and fitted), pillow cases and towels or opt to pay extra for this 'optional linen'. The cost to provide optional linen is a once off fee per stay of $30 per king/queen/double bed and $15 per single bed. Please advise the property manager after booking if you would like this additional service.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement).

Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
