Size and space do count! Whilst there is little to be formal about while you are on a beachside holiday, This does have an element of sophistication and provides a stylish and modern edge with no compromises on comfort and the ability for absolute relaxation.
The kitchen is the centrepiece to the living area with its stunning island bench and striking hanging light fittings.
Not to mention it has all the modern conveniences and state of the art appliances to make your stay carefree and easy.
The open plan kitchen, dining, and lounge is truly inspirational space, dining table for 10 guests, 3 large comfy couches, gas log fire, huge Smart TV and beautifully furnished.
This flows onto the outdoor area where there is another dining option with an outdoor setting for 8, BBQ, and outdoor lounge and chairs overlooking the rustic backyard lined with Ti-trees.
It even has a fire pit perfect for those cold nights sitting around having a drink and a chat, toasting marshmallows, and listening to the pounding of the surf in the background.
Truly a magical space! Another fabulous living zone is situated at the front of the house.
Comprising of 2 large comfy sofas, throw rugs, Smart TV / Netflix.
It is the ideal place to get away from it all curl up and read the newspaper or catch up on the latest movie.
Also absolutely perfect for the kids with games, toys, and books all available for guest use.
In addition, there are outdoor kids play equipment as well.

Bedroom 3 is located at the front of the house and comprises 2 x Sets of Bunks and 2 x Single Trundle beds (if required) for additional small children.
Diagonally across the hallway is Bedroom 4 which is a Queen room suite, spacious, luxurious bed furnishings, built-in robe, ceiling fan, and Smart TV.
The central bathroom is absolutely beautiful, stylish with a hint of sophistication, spacious, and complemented with a free-standing bath.
Adjacent is a separate powder room providing extra convenience and privacy for guests during their stay.
This property is absolutely perfect all year round! Ideal for girls getaway, golf trips, and a couple of families having a seaside holiday.

We love this property so much! We came back cos it feels like home! Comfortable, spacious, luxurious and clean with a lovely backyard for the kids. Great location close to Rye shops and restaurants. We used the concierge service to book in house massages which was so easy and a great experience. We'll be back!

Lovely home, relaxed and perfect for a group We booked this for a family surprise birthday and the house was amazing. So beautifully decorated and well appointed. All on one level also which was nice. The fire pit outside was great to toast some marshmallows on a rainy (light rain) lol... Saturday night. So relaxing.
The property was ideal and the photos don't do it justice. Big rooms, great furnishings, plenty of screens for those that want to watch different programs, lovely lounge areas to spread out and a terrific outdoor area complete with fire pit. Additionally, the property was prepared perfectly for our arrival (early check in available) with everything in place. Fair to say that we will be back in the future!
a beautiful property which manages to be both luxurious and cosy. Our children loved being able to play in the garden and we made the most of the fire-pit by toasting marshmallows in the evenings. Having a very well equipped kitchen along with a large dining table was fantastic.
We had a wonderful stay. The house is incredible! We loved sitting by the fire. The dogs loved exploring the outdoor area and we could relax knowing it was fully fenced and secure. The weather was terrible while we were away so we couldn't get out but it was the perfect place to be stuck inside!! The kitchen has everything you need!
