We were pleasantly surprised to find a quality retreat less than 2.5 hours drive from Canberra. Being pet friendly and super clean, our comfortable Cottage had everything we needed. Enjoying the wildlife from our balcony to floating down the Goobarragandra River on inflatable tubes . To be honest, the place was much more stunning than what we were expecting from the pictures and descriptions on webpages. The cottage was quite thoughtfully decorated and perfect for us as well as our furry friend. The view was amazing and we slept listening to the sound of water flowing through the river. The outdoor deck with was perfect to make dinner on the BBQ and enjoy the great views. Will definitely be back for a longer stay next time.

This luxury spacious cottage is beautifully furnished and offers magnificent valley & river views. Perfect for honeymoon stays, providing privacy, tranquility and an atmosphere that can help you create magical moments.
Enjoy the beauty and sounds of the mighty Goobarragandra River, relax on your private balcony and watch the sheep stroll by or stretch your legs and meander along the 2 kms of river bank that borders the property. At night stargaze into crystal clear skies, then go off to sleep to the sounds of rippling water from the river below.
Being located approximately halfway between Sydney & Melbourne it is a great halfway point to meet up with family and friends. The property is 4G accessible
The cottage (4.5 Star AAA Tourism Rating) has a king size bed in the master bedroom with private ensuite and bath spa, and the second bedroom has two king single beds also with ensuite.. The cottage has a fully equipped kitchen with dishwasher, microwave etc., separate dining room, lounge room with TV and free FOXTEL Premium package, DVD and CD player, limited Wi-Fi on request and docking station. Full reverse cycle air conditioning and a laundry with washing machine and dryer. You have a huge balcony with gas BBQ and outdoor setting overlooking the river below.
Dogs are most welcome inside the cottage but we do ask they do not go onto carpeted areas, and do not sleep on the furniture or bedding. We supply dog bowls, treats and Poop bags.
Want to learn FLY FISHING FOR TROUT? then spend a half day with Dave Ducker's fly fishing lessons and guiding. Learn about: rod set up. casting, Entomology, Flies (usage), stream craft and equipment required.

The cottage is located 14kms from the township of Tumut in the Snowy Mountains. We are approximately 21/2 hours from Canberra, 4 from Sydney, 6 hours from Melbourne and just 1 hour from Wagga Wagga.
On arriving in Tumut take the Snowy Mountains Highway towards Cooma. Take the left hand turn after Fiveways Studio (Tumut Art Society)into Tumut Plains Road, after crossing the one lane heritage bridge then a second bridge, take the next into Little River Road. Follow Little River Road until you reach the Goobarrgandra River (7.2 kms)then take a right at the gate and continue along the dirt road 1.5kms. You will see our signs to Elm Cottage.
Activities within the region are numerous ranging from golf, fishing, skiing at Mt. Selwyn,bushwalking, mountain bike riding, canoeing and kayaking, to panning for gold, sapphires and rubies. You can even go along to Air Escape and try the ultimate freedom of powered hang gliding.
The Tumut Region offers something for everyone year round, or alternatively you can just stay at the property, relax and unwind, listen to the sounds of the river , view the birdlife, see an echnida, platypus and wombat in their natural habitat , take in the natural beauty of the Goobarragandra Valley whilst recharging your batteries.
The cottage is just a short drive from Mt Selwyn snowfields, perfect for young families and the less experienced skiers. It has breathtaking winter scenery and some of the best ski runs Mother Nature has to offer. It provides a relaxed, friendly atmosphere, service that makes you feel at home and totally modern facilities.
Blowering Dam is where Ken Warby set the world water speed record and is just 10 minutes from the cottage. Here you can go water skiing, windsurfing and it is a great spot for fishing enthusiasts with rainbow trout, brown trout, golden perch, cod and refin to be caught.
Kosciusko National Park is 690,000 hectares of diverse natural landscape. Bushwalking, mountain bike riding, picnicking, fishing, caving, car touring, canoeing, and horse riding are just some of the activities you can undertake within the Park. Include a visit to Yarrangobilly Caves and discover some of the most beautiful and ornate caves in Australia. Take a guided or self guided cave tour, then take a swim in the termal pool (a pleasant 27 degrees celcius). The caves are open every day except Christmas Day.
Talbingo just 30 minutes drive from the property is the birthplace of famous Australian author Miles Franklin. It is a picturesque township nestled by the shore of lake Jourama. It is also home to the Tumut 3 Power Station, the largest of the power stations in the Snowy Mountains Scheme, and visitors are welcome to view the static display or take a tour of the power station.
Batlow 30 minutes away is famous for its apple, cherry and stonefruit orchards plus its large native and softwood forests which not only add visual appeal to the area, but like orcharding contribute significantly to the town\'s economy. The Hume & Hovell Lookout provides spectacular views of Blowering Valley and Lake.
Adelong a heritage town famous for its goldming past is just 40 minutes from the cottage. In Autumn & Spring artists flock to the township to capture on canvas and film the colours of stately trees plus the diverse beauty of the hills, valleys and country properties.
Tumbarumba with its wineries, and the Boggy Creek show are an hour from the property.

The property is very well maintained, with any issues being addressed as soon as possible. Red Gum has a beautiful outlook over the Goobarragandra River. It is so peaceful and relaxing and it is always hard to leave the property.

Our family of four and two sheepdogs enjoyed staying at Little River. Unfortunately our timing with the hot weather wasn't perfect. Nevertheless it's a great spot for swimming in the river, exploring Tumut, try some trout fishing and walking around the property. The house is set up well with all the amenities. The hosts include some basic items such as salt, pepper, sauce, clingwrap etc which is most appreciated. It's only a 15 minute drive to Tumut so it's not far to go if you need some things. The only thing was scary or unusual was the daily arrival of the wind off the mountain at sunset. Just be prepared for a windy night. My only suggestion to the hosts would be to include a portable fan in the children's bedroom as the main air-conditioning in the lounge on hot days and nights does not quite reach the bedroom.
