Property Manager's Cancellation Policy

Our cancellation policy is continually being reviewed to ensure that we are taking into account developments associated with Coronavirus (COVID-19). We have amended our cancellation policy in alignment with advice from the Australian Federal Government and the ACCC.

This policy is continually being reviewed as the situation unfolds. If you are unable to travel due to travel restrictions, we will issue a credit for the amount of money paid (less any commissions paid to online booking agents such as Booking.com, STAYZ, Airbnb, etc.) otherwise, our standard terms (outlined below under the section Cancellation) will apply. This credit can be used at any property within our portfolio within 12 months from the removal of the travel restrictions by the Australian Government.

Cancellations and Date Changes ::

Cancellation:

If a guest requests to cancel, we will reopen the dates for sale across all available booking channels and will endeavour to rebook the dates. While every attempt will be made to secure a full paying booking, a discount may be applied to the rate in order to secure a booking. This discount will be based on industry and business knowledge and will not be preapproved or reviewed with the guest as it will be subject to further change at any time. Cancellations may result in a loss of the total booking amount. All cancellations will incur 10% of rental fee, cancellation fee and the non-refundable booking fee.

The following scenarios apply:

If we can rebook your dates for the same rate, the deposit will be refunded less the booking fee and 10% of rental fee cancellation fee. If we need to discount the property to rebook the original dates booked, the deposit will be refunded less the difference between the rates, the booking fee and 10% of rental fee . If a replacement booking is not secured, the guest will forfeit any funds paid. We strongly recommend that you have travel insurance to cover you in the event of an unforeseeable cancellation. ::

Date changes:

Date changes are only possible at our discretion and may incur cancellation fees as well as rent charges (against the original booking). Any additional rent charges due to changes in season or length of stay must be covered by the guest.

Changes made by us:

All bookings are made in good faith of ongoing short term letting by owners however may be subject to change. We cannot accept responsibility for actions taken by the owner(s) of the property which are outside their control. Reasonable actions will be made by us to offer alternative accommodation should this occur. If there is no alternative accommodation available a full refund of the amount already paid will be made. We will not be liable to refund any fees guests may have paid to any third party in connection with their stay, including but not limited to fees for travel, insurance or activities. In the event that the property booked is listed for sale, the guest agrees to allow the owner or agent to inspect the property with the prospective purchasers, by appointment and during reasonable hours.

About This Property

Holiday Retreat, 3-bedroom pet friendly holiday accommodation in Rye VIC. Your pet is welcome inside this property! Air conditioning will keep you cool or enjoy the game on the TV. If it happens to get a bit cool during your holiday, not a problem, just get the fire going. This property has a fireplace or slow combustion heater. This property can accommodate up to 8 people with 3 rooms and 5 beds at your disposal. Why not enjoy a BBQ on the deck or a walk along the beach. All this and more will make your holiday perfect and your pet will enjoy it too!

Strictly NO SCHOOLIES groups. We unfortunately don't have the systems in place to manage schoolie or young large group bookings under 28 

We prefer mature adults or family groups, this is due to the strict code of conduct enforced by the Mornington Peninsula Shire, for short Stays.

3 Bedroom Modern House with a private treed back garden.

Perfectly positioned in a quiet coastal street this modern well equipped home has an abundance of light, space and serenity and is a short stroll (800 meters) to Rye Back Beach and 3km to the Rye foreshore and shops.

Explore and enjoy many of the nearby Mornington Peninsula wineries, golf courses, hot springs and spa, beaches and fine cuisine only minutes away.

The interior has been tastefully decorated with quality furniture and appliances. Surrounded by moonah trees, the private entertaining deck is the perfect place to relax and listen to the waves.

House Features

A design that has won awards for its ingenuity, use of space and materials and quality finishes, this three bedroom split level home brings architectural style and flair to one of the peninsulas best surfing coastlines.

This modern design is based around a luxurious open plan living, kitchen, dining area, with bifold doors opening on to a large entertaining deck at the rear of the house, with another spacious deck off the lower level living area.

Bedding Configuration:

The main bedroom has a Queen Size bed and ensuite.

The second bedroom has Queen Size bed and a single bed with a rollaway single bed trundle (sleeps 4 total)

The third bedroom has a Queen Size bed and opens directly onto the rear deck.

Please bring your own bed linen or book our linen service @ $39pp, (pillows / doonas provided)

Accommodation to suit two families/friends and sleeps a maximum : 6 adults OR 4 adults + 4 children. Please note this is an ideal place for couples or family getaways and as such bookings for 25 years plus (and children) only accepted. (No schoolies)
