Property Manager's Cancellation Policy

Cancellation made by guest

For bookings made and cancelled 30 days or more prior to the arrival date, the deposit is not refundable.
For bookings made more than 30 days prior to the arrival date and cancelled within 30 days of arrival the full tariff is not refundable.
For bookings made within 30 days of arrival and for no shows – the full tariff is not refundable.

As a gesture of goodwill, upon request, we will free up the dates and readvertise a property to get it rebooked. An administration fee of $150 is payable prior to the property being readvertised. Any refund will be pro rata unless the property is rebooked for all the dates of the original booking.

Cancellation due to government restrictions on travel

In the event of a forced cancellation due to government restrictions on travel, guests will be offered a postponement of their booking. A credit voucher to the value of the original booking will be issued. This will be valid for 12 months from the issue date. The original deposit will be held in trust and credited to the new booking. There are no refunds in these circumstances unless genuine hardship can be proven.

Cancellation of the arrangement due to non-payment of the balance by the due date will result in the loss of all monies paid.

Guest are encouraged to take out travel insurance to cover extra-ordinary events.

With large comfortable entertaining spaces, open plan living areas, TV room and games room it is located just across from one of the South Coast's best beaches, Jones Beach (Kiama Downs).

The property has outstanding ocean views and the space to accommodate up to 9 people.

If you long for that quintessential Aussie beach getaway then this property is no less than perfect for you.

Relax upstairs in the large open plan living areas featuring cathedral ceilings with exposed beams, big comfy sofas and a gas combustion-style fireplace - providing wonderful warmth on a wintry evening.

We provide abundant board games and jigsaw puzzles, magazines and a swap and go library for holiday reading.

We also provide basic pantry items.

The home is suitable for two families of four or the extended family.

Jones Beach/Kiama Downs is a quiet residential area and we adhere to the Short Term Rental Accommodation Terms and Conditions and the Holiday Rental Code of Conduct.

We do not accept bookings for parties and gatherings.

Be entranced by the ocean views from all upstairs living areas.

The wrap-around enclosed balcony is just perfect for that quiet, reflective cuppa, reading a book, whale watching or catching a sunrise.

The TV room downstairs is an ideal retreat for the kids to zone out after a big day at the beach or playing at the nearby sheltered children's playground.

Perhaps BYO bikes as opposite is a level pathway perfect for L riders.

The adjacent garage has: Table tennis Pool table Beach cricket equipment An array of boards - boogie and foamies Bocce and assorted other balls Front and rear roller doors provide level access to gardens and allow for a cooling ocean breeze to flow on through.

In the fully fenced rear garden (gorgeous winter sun trap) guests will find a gas BBQ and al fresco dining.

Much quieter than bustling Kiama, Jones Beach/Kiama Downs is a destination in its own right and has a thriving shopping centre with a well-stocked IGA, bottlo, takeaway fish and chips, Cantik Place cafe, chemist/gift shop, Stacks Burgerhouse and Eatery (beef sourced from the Southern Highlands) and Kiama Golf Club with weekly specials and entertainment Friday/Saturday nights.

All needs are catered for within 3 minutes walk.

You can truly relax at this property.

The house is well located to make the most of the following: Start the Coastal Walk at Jones Beach and head south past Cathedral Rocks, The Boneyard, and Bombo Beach to Kiama town centre.

Kiama Golf Club (walking distance of approx.

1km from this property is an 18 hole course with a clubhouse and bistro for good meals including pizza directly from a wood-fired pizza oven.

Open 7 days for lunch and dinner there is also a courtesy bus.

Pristine Minnamurra River is perfect for swimming, fishing, kayaking and all calm water activities (approx. 1.2 km from this property).

Great coffee, food, cakes and paintings by local artists for sale at The General Store cafe in Minnamurra.

Just south of Jones Beach in historic Kiama you will find The Blowhole, Seafood Co-Op, restored miners cottages, The Old Fire Station Art Gallery, restaurants, cafes and a multitude of stores selling great clothes, homewares and second hand goods.

Markets are on once a month - check Kiama Tourism site for Market weekends.

Only 15 minutes' drive away explore rural Jamberoo with its historic Pub (bands on weekends), cafe and pie shop.

Minnamurra Rainforest can be found further west of Jamberoo.

The Rainforest Loop Walk or the Falls Walk are both equally breathtaking.

'What a stunning view and fantastic family holiday home. Beach House on Jones Beach is very clean, so comfortable and well laid out with plenty of room for two families, with full bathroom and lounge on both levels. Do not miss the sunrise here! Absolutely stunning. Just across the street from the beach, around the corner from the market and darling cafe, perfect for two complete families. This one is a gem.

A definite hidden treasure - We loved everything about it. Upstairs, the kitchen , lounge, dining area, enclosed balcony, direct views across the road to the beach - perfect for relaxing and whale watching. The house was very clean and contained everything needed for an enjoyable stay. Downstairs was a great entertainment space with a bar, games room and outdoor area. The owners have made sure you will enjoy your time in their special place.

Perfect house for a young family. My husband and I stayed with our 1 and 3 year old. The kids loved being right across the road from the beach and a short walk from Jones Beach Playground. There was enough room to put the kids to bed and still be able to have dinner and a couple of drinks without waking them. The living areas were huge and spacious and there was a supermarket and coffee shop within walking distance. With the main strip of Kiama and all its lovely little shops and cafes a 5 minute drive away we'll definitely be coming back to stay here again!

The house is spacious and well set up for groups of family or friends. We appreciated the well stocked kitchen (including some handy pantry essentials), the variety of board games and the downstairs games area - especially when the wet weather set in. A great location right across from Jones Beach and so close to the IGA, bottle shop, chemist and cafes. We enjoyed the 70s kitchen vibe of the decor. Sheets were crisp and pillows plentiful. Decent value for money. Highly recommended for families!

Great Place, across the road from Jones beach. We were two couples and this place could easily accommodate us, in-fact we could have invited two more couples and all fit in comfortably. What we loved is the kitchen is fully stocked, so you feel right at home. The best part was the garage which has a pool table and table tennis table. The place is also very clean.
