Property Manager's Cancellation Policy

Cancellation made by guest

For bookings made and cancelled 30 days or more prior to the arrival date, the deposit is not refundable.
For bookings made more than 30 days prior to the arrival date and cancelled within 30 days of arrival the full tariff is not refundable.
For bookings made within 30 days of arrival and for no shows – the full tariff is not refundable.

As a gesture of goodwill, upon request, we will free up the dates and readvertise a property to get it rebooked. An administration fee of $150 is payable prior to the property being readvertised. Any refund will be pro rata unless the property is rebooked for all the dates of the original booking.

Cancellation due to government restrictions on travel

In the event of a forced cancellation due to government restrictions on travel, guests will be offered a postponement of their booking. A credit voucher to the value of the original booking will be issued. This will be valid for 12 months from the issue date. The original deposit will be held in trust and credited to the new booking. There are no refunds in these circumstances unless genuine hardship can be proven.

Cancellation of the arrangement due to non-payment of the balance by the due date will result in the loss of all monies paid.

Guest are encouraged to take out travel insurance to cover extra-ordinary events.

About This Property

Country charm and trainspotting opportunities abound at this quaint 3-Bedroom cottage that also welcomes your furry friends. The whole family including your pooch can stay and explore the wonderful surrounds of Exeter and Bundanoon or stay in for the day and make the most of the large furnished shed with slow combustion wood heater while your pet explores the fully fenced garden.

While the railways' backdrop of country trains occasionally rumbling by nextdoor, it may not be for everyone. However, it adds a certain nostalgic feel of days gone by, and there is much history associated with the railway siding, which you can read all about in the guest compendium at the property.

You or some of your guests may even like to consider arriving for your stay by train - practically stepping off the platform and a short stone's throw onto the front veranda! This extremely interesting property has seen various upgrades over the years, making it a superb and quaint place to stay.

It is a classic weatherboard cottage retaining a lot of its original features; high ceilings, internal lining boards and timber flooring updated (but not new or modern) bathroom with separate toilet and electric kitchen.

Construction is Western Red Cedar with an iron roof and wide Jarrah and Kauri Pine floorboards.

The furnishing and decorating are all very sympathetic and comfortable.

The house is warm and cozy in winter.

This is an ideal location to stay at for visiting local wineries, Brigadoon is Bundanoon, Highlands Fling, attending weddings at Montrose Berry Farm, Southern Highlands Winery, Eling Forest, and all the Highlands have to offer including the Glow Worm Glen, Solar Springs, Morton National Park.

We are across the road from Exeter Antiques and Gallery Ecosse, a contemporary art gallery situated in The Halcyon Cottage, circa 1869.

It has a northern wall of glass sliding doors, creating a beautiful warm sun-trap for breakfast or morning tea and providing a great outlook over a large, fully fenced garden and beyond to the beautiful trees of the village as the occasional train rumbles by.

  • This property does NOT have internet access or Wi-fi.
  • To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.
  • This property has staggered pricing for additional guests. Please declare accurate guest numbers at time of booking and update these if your numbers change before arrival.


Notes:

  • This property is a holiday rental, it is not a principal place of residence and there are no shared rooms. Enjoy your time in comfort and privacy.
  • Terms and conditions apply for this property and payment warrants your agreement and that of all other guests staying at the property with you.
  • The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise the property manager in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.
  • If you or any other guest receives a warning regarding excess noise or excess guests, you may be asked to leave the property IMMEDIATELY with no refund of monies. Noise audible outside the property is prohibited between 10:00 PM and 8:00 AM.
  • This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed.
  • Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.
  • Extras may be available for hire include rollaway beds, portacots and highchairs. Contact the property manager after booking to check availability and cost.
