Air conditioning will keep you cool while your dog will enjoy the fully fenced yard. If it happens to get a bit cool during your holiday, not a problem, just get the fire going. This property has a fireplace or slow combustion heater. This property can accommodate up to 11 people with 4 rooms and 7 beds at your disposal. Why not enjoy a BBQ or have a splash in the pool. About the home

This is a delightful split level family holiday home in Smiths Beach that is loaded with appeal. Some of the features of this lovely home are detailed below:

Indoor Areas

The ground floor has the family room (with TV & DVD player) as well as bedrooms 3 & 4 (both with BIR) as well as the main bathroom (with shower) and a separate toilet. Upstairs is the open plan kitchen/dining/lounge room (with smart TV and coonara wood heater) that leads out to the large front and side deck. On this level is also the master bedroom (with BIR) and a second bathroom (with shower) and separate toilet. The bottom level of the home is
Bedroom 2 which also features BIR.

Outdoor Areas

The large wrap-around front and side upstairs decking is perfect for entertaining guests and taking in the stunning water views, while the huge rear decking area leads around to the side of the home to the stunning built in electric heated 7-seater spa.

The rear yard is enclosed and has a hot/cold outdoor shower - perfect for washing off after the beach or spa. Small/medium pets are welcome both outside and inside (please keep them off furniture and beds).

Kitchen

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Aldi pod coffee machine, toaster, kettle, etc. with pantry, double sink, fridge, dishwasher, electric oven and cook top.

Heating/Cooling Systems

The home has two wall mounted reverse cycle air-conditioners - one each in the upstairs lounge/kitchen and the downstairs family room. There is a coonara wood heater in the upstairs lounge and one mobile fan in the home to be used where required.

Bedding Configuration

The home is configured to sleep any combination of adults and children up to a maximum of 12:

Bedroom 1 (1st Floor): One Queen bed

Bedroom 2 (Downstairs): One Double bed and One Double fold out couch/sofa bed

Bedroom 3 (Ground floor): One set of Tri-Bunks

Bedroom 4 (Ground floor): One set of Tri-Bunks

Linen

A standard booking comes with doonas with covers, pillows without covers, tea towels, hand towels and bath mats. Guests can bring their own sheets (flat and fitted), pillow cases and towels or opt to pay extra for this 'optional linen'. The cost to provide optional linen is a once off fee per stay of $30 per king/queen/double bed and $15 per single bed. Please advise the property manager after booking if you would like this additional service.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
