• About the home *

This is a delightful double-storey family & pet friendly home in Smiths Beach just a comfortable walk from the beach and short drive from supermarkets, restaurants & cafés of Cowes. Some of the many features of this lovely home are detailed below:

• Indoor Areas *

Downstairs is the 2nd living room that has been converted into a fantastic games room with pool table/table tennis table fuzbol table and smart tv with bluetooth speaker. There is also a small bathroom off the games room with toilet and shower. Access to the rest of the home is via an external staircase.

Upstairs is the large open plan Kitchen/Dining/Living room (with tv & bluetooth speaker), all three bedrooms (each with built in robes), the main bathroom (with shower & toilet) and a separate laundry (with washing machine, clothes dryer and dog door). The large Alfresco is accessed off the living room.

• Outdoor Areas *

The large first floor alfresco (with seating for 10 and a bbq) overlooks the front yard. There is a rear enclosed yard which is perfect for children and pets (small dogs only) and features a grassed area, trampoline, built in bench seating, firepit (wood not provided) and outdoor shower. There is parking for 4 or more vehicles (cars and/or a boat) on the property.

• Kitchen *

The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Nespresso pod coffee machine, toaster, kettle, etc. plus a sink, fridge, electric oven and cook top.

• Heating/Cooling Systems *

There is a wall mounted reverse cycle airconditioner in the upstairs Living/Kitchen/Dining room, plus three additional stand-alone heaters which can be used where required.

• Bedding Configuration *

The home is set up to comfortably accommodate up to 8 guests:

Bedroom 1 (Upstairs): One Queen bed
Bedroom 2 (Upstairs): One Double bed
Bedroom 3 (Upstairs): Two sets of Single bunks

• Linen *

A standard booking comes with doonas with covers, pillows without covers, tea towels, hand towels and bath mats. Guests can bring their own sheets (flat and fitted) pillow cases and towels or opt to pay extra for this optional linen. The cost to provide optional linen is a once off fee per stay of 30 per king/queen/double bed and 15 per single bed. Please advise us if you would like this additional service.

• Peak Periods *

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

• Functions, Celebrations and Schoolies *

Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
